  • Keith J. Gloeckl

    Chief Executive Officer

    Mr. Gloeckl began his career in the insurance industry with American General of Pittsburgh, Pennsylvania. In 1974, Mr. Gloeckl formed Burne & Gloeckl Insurance Agency and grew the firm into a successful enterprise, which he sold in 1984. At that time, Mr. Gloeckl accepted a position as a Commercial Mortgage Banker with Midland Mortgage Investment Corporation, a company that originated multifamily construction loans throughout the United States. During the 1980’s the company grew significantly. In 1988, Mr. Gloeckl and two associates purchased the company and created a group of companies that became known as The Midland Companies. The companies specialized in construction, permanent and equity financing for conventional and affordable multifamily apartment complexes nationwide with an emphasis on tax credit properties.

    During this time, Mr. Gloeckl served as President and Chief Operating Officer of the organization, which grew to over 150 employees in 7 offices across the country. In addition to Midland´s long standing relationships with large municipal pension funds, Midland became a Fannie Mae DUS Lender and FHA/MAP underwriter which broadened the investment base options for its clients. Mr. Gloeckl has worked with a number of corporate investors throughout his tenure.

    In 1999, Mr. Gloeckl and his associates sold The Midland Companies to MuniMae (NYSE:MMA), and the company became known later as MMA Financial. Mr. Gloeckl continued to serve the company and its clients as Chief Investment Officer and a member of Senior Management Committee. During his tenure with MMA, Mr. Gloeckl was responsible for a range of functions across all debt and equity product types for all real estate finance business, as well as the supervision of Production, Underwriting, Closing, Secondary Markets, Tax Credit Origination, and various product development and management initiatives. Mr. Gloeckl also served as Trustee of the MMA Affordable Housing Group Trust and the MMA Multifamily REIT where he worked with various pension fund groups and proprietary funds.

    Since 1992, Mr. Gloeckl has been instrumental in the syndication of more than $1 billion of federal low income housing tax credits.

    Mr. Gloeckl is a member of the Mortgage Bankers Association of America and the National Multifamily Housing Council. Mr. Gloeckl has served as an officer for organizations such as Council for Affordable and Rural Housing, the Florida Council for Affordable and Rural Housing and is a member of various industry organizations. Mr. Gloeckl is a graduate of Walsh University and has served on its Board of Directors.

  • Devin Sanderson

    Chief Operating Officer and Executive Vice President

    Mr. Sanderson brings a wealth of experience providing financing solutions in both the debt and equity capital markets, including project identification, evaluation, financial modeling and structuring of tax advantaged transactions as well as managing the performance of staff and funds to maximize investor benefits and company profitability.

    Mr. Sanderson serves as Chief Operating Officer and Executive Vice President at CSG.  As a thought leader in the company, his responsibilities include spearheading new product development initiatives for all available capital sources in the renewable energy, investment tax credit, and corporate financing space.  Mr. Sanderson provides the management, leadership and vision necessary to ensure that the company has the proper operational controls, administrative and reporting procedures, and people systems in place to effectively grow the organization and to ensure financial strength and operating efficiency.

    In addition to his corporate duties at CSG, Mr. Sanderson leads the Renewable Energy Finance Group and is responsible for the development and financing of over $250 million in solar assets throughout the United States.  His responsibilities include identifying market trends, strategic investment, and tax credit equity for renewable energy projects through a broad range of financing sources including banks, insurance companies, and non-financial sector investors.

    Previously, Mr. Sanderson worked at Churchill Financial and served as Vice President responsible for the origination, analysis, negotiation and placement of Low Income Housing Tax Credit (LIHTC) and renewable energy debt and equity finance investments.  He managed many of the day-to-day operations, including overseeing the servicing and asset management of a $100M+ project portfolio, planning and development for Marketing, Finance & Accounting and Technology departments.

    Mr. Sanderson graduated from the University of South Florida, where he received his Bachelor of Science degree in Finance and was awarded three varsity letters in football.

     

  • Jerome Sullivan, CFA, CPA

    Chief Financial Officer and Senior Vice President, Midwest Regional Director

    Mr. Sullivan is Chief Financial Officer and Senior Vice President, Midwest Regional Director for Churchill Stateside Group and leads the company’s Chicago office. Mr. Sullivan is focused on originating debt and equity opportunities as well as product development. He has extensive experience originating and underwriting debt for Fannie Mae and FHA-HUD, as well as LIHTC equity.

    Prior to joining CSG, Mr. Sullivan served as senior vice president at Great Lakes Capital Fund, a non-profit community development financial institution where he managed their lending business and Illinois and Wisconsin operations. Prior to joining Great Lakes Capital Fund, Mr. Sullivan served as vice president for the mortgage operations of the Enterprise Social Investment Corporation where he established an office in Chicago and oversaw Midwest operations. Prior to joining Enterprise, he served for ten years with a $15 billion private pension fund where he managed community development and investment activities. Mr. Sullivan finished his tenure at the pension fund as manager of alternative investments.

    Mr. Sullivan graduated with a Bachelor of Science in Accounting degree and a second major in Economics from the University of Illinois. Mr. Sullivan is a Chartered Financial Analyst and a Certified Public Accountant. He has been a frequent speaker at affordable housing conferences throughout the Midwest.

  • Rex Tilley

    Senior Vice President, Chief Underwriter

    Mr. Tilley is responsible for all transaction risk assessments for CSG. Rex has more than 27 years of commercial real estate underwriting and valuation experience with the last 15 years focused on multifamily affordable housing.

    Prior to joining CSG, he was employed by AmeriNational Community Services as Director of Multifamily Services and by Oak Grove Capital as a Deputy Chief Underwriter. Prior to these positions, Mr. Tilley was employed for more than ten years by MMA Financial/The Midland Companies. During his tenure with MMA Financial/The Midland Companies, Mr. Tilley held the title of Fannie Mae Chief Underwriter and was in charge of staff ranging from 7 to 25 professionals responsible for underwriting, closing and servicing multifamily debt and equity investments. Prior to MMA Financial/The Midland Companies, Rex was employed by AmSouth Bank and Glendale Federal Bank in their real estate valuation departments.

    Mr. Tilley holds a Bachelor’s degree in Finance from Florida State University and is a Certified General Real Estate Appraiser in the State of Florida.

  • Wendy Stamnas

    Senior Vice President, FHA Chief Underwriter

    Ms. Stamnas is Senior Vice President, FHA Chief Underwriter at CSG and is MAP and LEAN approved. She is responsible for screening, underwriting and closing HUD MAP and LEAN transactions. In addition, Ms. Stamnas assists in creating Multifamily and LEAN underwriting policy, training staff, supporting loan originations, ensuring quality control procedures are met, and serving as the company’s representative to HUD and to the industry. Ms. Stamnas is President of the Eastern Lenders Association and is a member of NIC, and MBA.

    Wendy has more than 27 years experience in commercial real estate including underwriting, originations, portfolio management, screening, and closing FHA, Fannie Mae, conduit loans and all MAP and 232 Programs. Ms. Stamnas underwrote or oversaw more than $1 billion in FHA insured loans that closed under all FHA programs nationwide. She developed underwriting, tracking, and process models to implement efficient analysis and delivery of final products to HUD that are being used successfully today at several companies.

    Prior to joining CSG in October 2013, Ms. Stamnas served as Chief Underwriter for Metropolitan Funding Corp. beginning August 2009. She earned the FHA construction loan administrator designation in June 2010. In addition, Ms. Stamnas closed over $100 million in FHA loans and received FHA Firm Commitments and pre-application FHA LEAN program approvals on an additional $70 million of loans.

    From 2003 to 2009, Ms. Stamnas was Chief Underwriter at Arbor Commercial Mortgage, LLC. She reviewed all FHA Insured loan application packages for quality control prior to submission. She underwrote all Fannie Mae Senior Housing transactions and was a member of the FHA Credit Committee. From 1999 to 2002, Ms. Stamnas was Chief Underwriter for Rockport Mortgage Corporation where she underwrote FHA/MAP, Fannie Mae, and conventional loans for multifamily and healthcare projects nationwide. During that time, she underwrote 25 FHA loans that closed, totaling over $252 million.

    Ms. Stamnas served the U.S. Department of Housing and Urban Development from 1991 to 1999, beginning as a Regional Economist in Boston, MA from 1991 to 1996 and then as Project Manager for the Special Workout Assistance Team (SWAT) in Washington, DC until 1999 where she worked on troubled loans. Prior to that she worked in Housing Development at the Boston Redevelopment Authority.

    Ms. Stamnas holds a BA from University of New Orleans and an MBA in Economics & Real Estate Investment Analysis from Suffolk University in Boston, MA.

  • Janet Bujko

    Deputy Chief Underwriter

    Janet is a Deputy Chief Underwriter at Churchill Stateside Group and is certified to underwrite both, HUD LEAN and Multifamily transactions.  She is responsible for underwriting and closing MAP and LEAN transactions and assisting the underwriting staff where needed.  Mrs. Bujko has over 20 years of experience solely in the HUD Mortgage Insurance Lending industry for both Multifamily and Healthcare/LEAN programs with significant underwriting experience in new construction, refinance and affordable programs.  During her career, Ms. Bujko has participated in the underwriting/processing and closing of roughly $850 million in FHA Mortgage Insured Transactions; with the last 13 years spent underwriting FHA insured transactions through HUD’s MAP and LEAN Programs and underwriting approximately $600 million in applications that have reached final endorsement or received Firm Commitments.

    Prior to joining CSG, Janet served as Senior Underwriter for Barings Multifamily Capital (previously known as ACRE Capital and Alliant Capital) from March 2013 where she underwrote and closed roughly $140 million in MAP business during the first 15 months.  Ms. Bujko also worked with and signed on loans for several Underwriter Trainees via HUD’s MAP and LEAN Programs and while providing insight and analysis on new processes being utilized within the company, she also assisted the Chief Underwriter with the Quality Control Manual and developed a virtual MAP and LEAN Toolbox for assisting Originations Staff.  Over the course of her career, Janet has worked for lenders such as Wells Fargo, Oppenheimer and Berkadia.  She has been in the HUD Mortgage Insurance industry since 1996 and is unwavering in her determination to provide the most excellent customer service while paying attention to the details.

  • Tom Vandegrift

    Senior Vice President, Asset Management Director

    Mr. Vandegrift leads CSG’s asset management functions and is responsible for monitoring all of the operational and compliance aspects of the portfolio. Mr. Vandegrift has over 20 years of commercial real estate asset management experience where his primary focus has been on implementing and directing the asset management functions for tax credit syndicators.

    Previously, Mr. Vandegrift served with MMA Financial/The Midland Companies and Guilford Capital/Credit Suisse. While at MMA/Midland, he also implemented and directed the company’s commercial loan servicing operations for a period of 10 years. Total debt and equity investments under Mr. Vandegrift’s management while at Midland/MMA exceeded $3.5 billion. Early in his career Mr. Vandegrift was employed by NationsBank for six years where his work included portfolio management, special assets and asset disposition.

    Mr. Vandegrift holds a Bachelor’s degree in Finance from West Virginia University (Cum Laude), and an MBA with a dual emphasis in Finance and Real Estate from The Pennsylvania State University. While achieving his MBA, Mr. Vandegrift taught undergraduate real estate classes, and was a scholarship recipient from the American Society of Real Estate Counselors.

  • Joseph Dedek

    Senior Vice President, Tax Credit Fund Manager

    Mr. Dedek is a Senior Vice President at CSG and serves as Tax Credit Fund Manager leading the fund management function, responsible for assembling, evaluating, structuring and monitoring Low Income Housing Tax Credit (LIHTC), Historic Tax Credit (HTC) and Renewable Energy Investment Tax Credit (ITC) investment portfolios. Additional responsibilities include the coordination of tax reporting, quarterly and annual investor reporting, annual fund audits and tax returns. Mr. Dedek has over 15 years of experience managing investments in multifamily and commercial real estate portfolios.

    Prior to CSG, Mr. Dedek was the divisional chief financial officer with the Credit Suisse Tax Credit Group (CS) responsible for the general financial management and the oversight of the family of CS tax credit funds in excess of $850 million of invested equity. Before joining CS, Mr. Dedek spent seven years with the affordable housing and mezzanine debt and equity divisions of KeyBank Real Estate Capital Private Equity Group as its chief financial officer managing invested equity in excess of $1.3 billion. Mr. Dedek began his career at KPMG departing as a Manager in the audit practice.

    Mr. Dedek holds a Bachelor of Science degree in Business Administration with a major in accounting from John Carroll University and is a Certified Public Accountant.

  • William J. Michalak

    Chief Executive Officer, President and Chief Compliance Officer of Churchill Stateside Securities, LLC - A Member of FINRA & SIPC

    Mr. Michalak is the Chief Executive Officer, President and Chief Compliance Officer of Churchill Stateside Securities, LLC and a member of the Board of Directors.  Bill brings more than 30 years of service as a Chief Executive Officer, Chief Financial Officer, and senior analyst consultant in the fields of investment banking, health care, and state tax credit monetization.  He served as Chief Operating Officer for Stateside Capital, LLC at the time of its inception where he also developed corporate marketing and sales strategies.

    His experience includes: Investment Banking, working with Reg. D convertible preferred and equity private placements; President of Tower Tax Credits, LLC directly responsible for development and placement of state tax credit funds invested in LIHTC properties;  Senior Consultant to the Atlanta office of Shattuck Hammond Partners where he provided financial valuation and business viability consulting relating to health care technology and services; interim CEO for Meridian Health Group, LLP; Vice President of Research for Wachovia Securities, Inc. and The Robinson-Humphrey Company.  Mr. Michalak is the past President, Chief Executive Officer, and co‑founder of Specialty Care Networks in Atlanta, and Health Care Options, Inc. in Mobile, Alabama.

    Mr. Michalak graduated from Villanova University with a Bachelor of Arts degree, and later earned a Master of Business Administration at Roth Graduate School of Business Administration of Long Island University.  He also served on the faculty of Emory University as an adjunct Professor of Business and Economics.

  • Joseph Switzer

    Senior Vice President of Churchill Stateside Securities, LLC - A Member of FINRA & SIPC

    Mr. Switzer is Senior Vice President of Churchill Stateside Securities. He specializes in tailoring offerings to market segments such as insurance companies and physician groups. Mr. Switzer has throughout his career been a developer of and investor in market leading innovations in the financial services and other industries.Within the financial industry, Mr. Switzer was a Senior Vice President at the Robinson Humphrey Co. who specialized in the distribution of high growth southeastern securities to institutional and high net worth individual clients. Earlier in his career he was a cash management officer at the First National Bank of Atlanta and, and he was also a Senior Vice President at Oppenheimer & Co.

    Mr. Switzer also has been prominent in the development of new industries outside of Financial Services. Mr. Switzer was one of the initial drivers of the competitive telephone industry with his founding of National Telephone Services, which was one of the fastest growing companies in that industry, reaching $80 million in revenues in three years. He was also the founder of the Consumer Financial Network, the first competitive insurance marketplace on the internet with over one million employee subscribers.

     

  • David Carr

    Vice President, Investor Relations of Churchill Stateside Securities, LLC - A Member of FINRA & SIPC

    Mr. Carr has over 25 years’ experience as a senior financial manager focused almost exclusively on tax structured investments.  He most recently was a Principal and CFO of Hunter Chase & Company, a real estate private equity company.  Mr. Carr had primary responsibility for Hunter Chase’s New Markets Tax Credit Program, where he was responsible for raising and managing $134 Million in NMTC structured investments.

    Prior to joining Hunter Chase, Mr. Carr was the COO for Key Housing Capital’s (“KHC”) Tax Advantaged Equity Group.  Mr. Carr had direct responsibility for syndicating, structuring and negotiating in excess of $1 Billion in Low Income Housing Tax Credit investments. Prior to joining Key, Mr. Carr was a partner at The Boston Financial Group, a national LIHTC syndicator, acting as controller for the Property Management division.

    Mr. Carr also has held the role of CFO for Eardish Corporation, music based social network located in Studio City, CA.  Mr. Carr is a retired CPA, having started his career at Ernst & Whinney, leaving as a Tax Manager. He graduated with honors from the University of Massachusetts, Amherst with Bachelors Degree in Business Administration.

     

  • Gary Sirotzke

    Controller

    Mr. Sirotzke is Controller of Churchill Stateside Group based in the Clearwater office. Gary is responsible for managing day-to-day accounting functions as well as evaluating and establishing procedures to improve the company’s financial reporting and processes.

    Gary has more than thirty years of accounting, finance, investment and operations expertise. Before relocating to Florida, Gary served as Chief of Finance for the Kane County Division of Transportation in Illinois for more than 12 years. Prior to that he served as Controller of Dek Cable Accessories, a Division of Tyco Electronics in St. Charles, Illinois. In addition, Gary was a Registered Representative with Cetera Advisor Networks and was Series 6 and 63 licensed in Illinois until he sold his practice upon relocating to Tampa.

    Gary obtained his Certified Public Accountant certification in 1986 in the State of Illinois and graduated from the University of Illinois at Chicago with a B.A. in Accounting.

  • Edward “Skip” Santos

    Senior Vice President

    Edward “Skip” Santos is a Senior Vice President and will focus on originating multifamily loans to be processed through the HUD-FHA MAP Program and is based out of New Orleans, LA. Mr. Santos began his banking career at Hibernia National Bank in 1989 in Credit Analysis where he received formal credit training. As a commercial lender he specialized in Mortgage Warehouse and Commercial Real Estate lending. During 2000, Mr. Santos became the bank’s chief originator for a partnership between Hibernia National Bank and Standard Mortgage of New Orleans focusing on the origination of multifamily loans to be placed in the permanent market through FNMA and conduits.

    Since 2001, Skip has concentrated on multifamily loan requests processed through the HUD MAP Program with responsibilities including origination, underwriting, and issuance of GNMA securities. His experience in multifamily lending include:  Historic Tax Credits, LIHTC, affordable, market rate, and healthcare properties. Mr. Santos received his B.S in Accounting from Louisiana Tech University and an M.B.A from Loyola University.

  • Daniel Duda

    Vice President, East Regional Officer

    Dan Duda is Vice President, East Regional Officer for CSG in the Clearwater office. Dan is responsible for debt and equity origination for both affordable and market rate properties in the East region.  Dan previously served CSG as an Underwriter and was responsible for identifying risk in debt and equity real estate transactions throughout the United States.

    Prior to joining CSG in 2013, Mr. Duda served as a Financial Analyst at Investors Bank in New York City. He focused primarily on originating and underwriting multifamily, mixed-use, retail, and industrial loans in the Northeast. Throughout his career, Dan has been responsible for underwriting loans totaling $200M.

    Mr. Duda attended East Carolina University and received a Bachelors of Science degree in Finance.

  • Kevin P. Waco

    Vice President, Midwest Regional Officer

    Kevin P. Waco is Vice President, Midwest Regional Officer for CSG in the Chicago office. Kevin joined CSG in 2016 and focuses on helping developers achieve financing solutions to all commercial property types with a focus on multifamily properties financed under the LIHTC program in the Midwest region.

    Kevin brings a wealth of experience and connections to CSG with previous positions as Director with Hooker DeJong Architects, Engineers and Planners where he expanded the firm’s footprint throughout the Midwest. Prior to that, Kevin served as Business Development Manager for the Walsh Group and developed over $650 million in business. In addition, Kevin served as Department Manager for the Comptroller’s Office in the State of Illinois where he was dedicated to improving the efficiency of the department.

    Mr. Waco has a Bachelor of Arts from DePaul University in Chicago and is an active board member with the Illinois Housing Council where he serves as the Chair of the Membership and Events Committee. Kevin is also a proud parent and a volunteer coach, as well as an active volunteer in numerous other social service organizations.

  • Alex Holverson

    Production Manager

    Alex Holverson is the Production Manager at Churchill Stateside Group and is responsible for analyzing debt and equity opportunities, reporting deals in process, composing offer packages, and preparing deals for the underwriting process. Prior to joining CSG, Mr. Holverson was a claims adjuster for a nationally recognized insurance company, handling primarily commercial and residential property claims.

    Mr. Holverson received his Masters in Real Estate from the University of South Florida, and a BS in Finance with an emphasis on Real Estate from the University of Missouri.

  • Lois Pemberton

    Vice President, Transaction Coordinator

    Mrs. Pemberton is a Vice President at CSG and provides support to the team through the effective organization of various due diligence requirements and the processing of loans through HUD, USDA Section 538 and other lending sources.

    Lois brings to the team more than 20 years of commercial real estate finance and banking experience and has previously held positions in Credit, Underwriting and Commercial Banking. After roles in commercial banking, she joined the Midland Companies where she held various positions in underwriting and loan delivery management. As Vice President at Midland, she was instrumental in the implementation of the loan delivery processes to Fannie Mae, Freddie Mac and other secondary market sources. Throughout her career, Lois has been responsible for the successful packaging and delivery of loans totaling $2.3 billion.

    Lois has extensive experience as a liaison between lenders, borrowers, legal counsels, title agents, and various parties to ensure the successful funding for many types of transactions.

  • Linda Carroll

    Vice President, Closing and Loan Administration

    Ms. Carroll serves as CSG’s Closing and Loan Administrator and brings more than 25 years of mortgage banking experience to the team. She began her career with MMA Financial/The Midland Companies as a Loan Closing Coordinator. Ms. Carroll was responsible for processing monthly construction draws, preparing loan documents for investors and coordinating wire transfers.

    During her 20 year tenure with MMA/Midland, Ms. Carroll served as Vice President of the Loan Administration Department and as Vice President/Closing Support Manager. As part of her responsibilities, she developed and implemented loan closing policies, procedures and processing manuals, and met daily deadlines for processing millions of dollars in construction loans and tax credit equity installments.

  • Jackie Friend

    Loan Servicing & Asset Management Administrator

    Ms. Friend serves as CSG’s Loan Servicing & Asset Management Administrator and is a seasoned, results-oriented professional who brings more than 30 years of commercial real estate finance and banking experience to the team.  She has previously held positions as a real estate paralegal and served as Vice President of Construction and Permanent Loan Servicing with MMA Financial. As Vice President at MMA, she was responsible for successfully managing a team whose portfolio was comprised of over 900+ loans valued at over $5 billion.   She has experience in multi-family tax-exempt and credit-enhanced Bond loan servicing, taxable construction and permanent loan servicing, commercial and residential loan closings and Low Income Housing Tax Credit asset management.

     

  • Beth Bastas

    Loan Servicing and Asset Management Administrator

    Ms. Bastas serves as CSG’s Loan Servicing and Asset Management Administrator, and brings more than 29 years of mortgage banking experience to the team.  Beth is primarily responsible for the processing and servicing of CSG’s permanent loan portfolio, along with assisting in the maintenance of the construction loan portfolio.  She began her career in the mortgage banking industry in downtown Philadelphia, and has since successfully managed up to $1 billion of CRE loans at any given time throughout the years in Pennsylvania, and then for the past 19 years in Florida.  Ms. Bastas has extensive experience in servicing both performing and distressed properties.

    Ms. Bastas graduated from Rider University in Lawrenceville, NJ, and received a Bachelor’s of Science degree Magna Cum Laude in International Business.  She is also a licensed Mortgage Loan Originator in the State of Florida.

  • Cathy Macleish

    Staff Accountant

    Mrs. Macleish is a Staff Account at CSG.  She works directly with the Controller and CFO provides assistance with day-to-day operations.  Cathy is responsible for payroll, accounts payable, accounts receivable, and financial reporting.  Cathy brings over 10 years of accounting background with an expertise in the company accounting software.

  • Ed Parke

    Senior FHA Underwriter

    Ed Parke is a Senior Underwriter for Churchill Stateside Group, responsible for identifying risk in both affordable and market rate FHA insured multifamily housing debt under the HUD MAP and Lean Programs.  Mr. Parke has 22 years of commercial real estate experience closing multifamily debt and equity transactions totaling approximately $900M, with experience in underwriting FHA and Risk Share insured debt, 9% and 4% Low Income Housing Tax Credit (LIHTC) equity, Tax Exempt Bond debt associated with 4% LIHTC equity and soft secondary debt under the HUD HOME, Illinois Trust Fund and Federal Home Loan Bank-AHP Programs.

    Prior to joining Churchill Stateside Group, Mr. Parke was employed for 10 years by the Illinois Housing Development Authority within the HOME, Risk Share and LIHTC Programs, 3 years with the developer, Pathway Senior Living as a Financial Coordinator procuring LIHTC awards, FHA, Risk Share and subordinate debt for the financing of assisted and independent living developments for seniors, 2 years with the accounting firm,  Baker Tilly assessing LIHTC investments opportunities for tax credit investors and 5 years with Berkadia Commercial Mortgage underwriting FHA insured debt.

    Mr. Parke received a Masters Degree from the University of Illinois Chicago Circle Campus in Urban Planning and Policy with a specialization in Housing Planning.

  • Anna Parks

    Investment Underwriter

    Anna Parks is an Investment Underwriter for Churchill Stateside Group, responsible for identifying risk in both affordable and market rate multifamily housing debt and equity transactions throughout the United States. Ms. Parks has almost 30 years of commercial real estate experience including loan servicing, asset management and underwriting and closing multifamily debt and equity transactions totaling approximately $700M, with experience in underwriting secondary market purchases, tax-exempt bonds, taxable loans and affordable loans in the Fannie Mae, Freddie Mac and USDA-RD 538 programs.

    Prior to joining Churchill Stateside Group, Ms. Parks was employed for 25 years by MMA Financial in various positions within the loan servicing, asset management and underwriting departments, with the last 18 years focused on underwriting and closing multifamily affordable debt transactions.

    Ms. Parks graduated Cum Laude from the University of Baltimore with a Bachelor of Science degree in Finance.

  • Michelle Kedzierski

    Associate Underwriter

    Michelle is an Associate Underwriter at Churchill Stateside Group, responsible for identifying risk in both affordable and market rate multifamily housing debt and equity transactions throughout the United States. She has experience with LIHTC and USDA-RD transactions, and is involved in the analysis of recently stabilized properties prior to conversion. Michelle initially joined CSG as a Financial Analyst with the Accounting Department and later transitioned to the Underwriting Department as an Investment Analyst, supporting the underwriting staff with a primary focus on USDA-RD 538 programs.

    Prior to joining CSG, Michelle worked as an Operations Manager, designing and implementing internal processes to boost efficiency and production. Michelle also worked as a Senior Staff Accountant and has extensive experience with GAAP, Payroll, Creation and Analysis of Financial Statements, Budget Schedules, Intercompany Transactions as well as Management and Training.

    Ms. Kedzierski has a Bachelors degree in Business Economics from University of South Florida. She was recognized by the National Dean’s List for multiple, consecutive years and in 2004, she received an award for “Outstanding Academic Excellence,” presented by the Dean’s office. Michelle maintains an active membership with several business and volunteer organizations.

  • Victoria Jones

    Associate Underwriter

    As an Associate Underwriter, Victoria is responsible for the risk analysis of potential debt and equity investments with finance structures utilizing tax credits and various government and conventional loan programs.

    She brings over 25 years of commercial real estate experience, with an emphasis on feasibility analysis, multi-family development and project finance. Prior to joining Churchill Stateside Group, Victoria was an executive at Meta Housing Corporation, an affordable housing developer based in Southern California. While there, she financed and coordinated the development of over 400 senior housing units utilizing allocations of low-income housing tax credits, tax-exempt bonds, and conventional financing. Earlier in her career she was in charge of acquisitions and finance for a commercial real estate developer and a financial analyst for a national real estate syndicator.

    Victoria attended Pepperdine University and Mount St. Mary’s University in Los Angeles, graduating Magna Cum Laude with a Bachelor of Science degree in Business.

  • Alex Zapata

    Investment Analyst

    Alex Zapata is an Investment Analyst for the Underwriting Department. He is tasked with providing support to the Underwriter staff by collecting key due diligence information, identifying & mitigating risk in debt & equity real estate transactions through the USDA-RD 538 program.

    Alex is a graduate from Florida State with a BS in Finance.  He intends to return to Florida State to obtain a Master’s degree.

     

  • Bonnie Self

    Underwriter & Sr. Processor

    Bonnie Self is an Underwriter/Processor at Churchill Stateside Group and is responsible for identifying risk in both affordable and market rate FHA insured multifamily housing debt under the HUD MAP and LEAN programs.  Mrs. Self has over 8 years of experience solely in the FHA HUD Mortgage Insurance Lending industry in both Multifamily and Healthcare/LEAN programs.  She is also responsible for assisting underwriting staff in the areas of processing and analyzing in both MAP and LEAN transactions.  During her career, Mrs. Self has participated in the underwriting, processing and closing of approximately $200 million in FHA Mortgage Insured Transactions that have reached final endorsement and/or received Firm Commitments.

    Prior to joining CSG, Bonnie served as an Analyst/Processor for Barings Multifamily Capital (previously known as ACRE Capital and Alliant Capital) where she assisted in the closing of approximately $144 million in MAP business and has worked for lenders in the industry such as Wells Fargo.  Bonnie also brings more than 15 years of legal experience expertise from previous positions in the legal industry.  She has been in the HUD Mortgage Insurance industry since 2009 and is dedicated to providing excellent customer service to clients and prides herself as being an innovative part of the CSG team.

  • Christina Thornton

    Senior Loan Processor

    Mrs. Thornton is a Loan Processor at CSG and supports the underwriting team through the organization of various due diligence and the processing of transactions through HUD, USDA Section 538 and other lending sources.

    Chris brings more than 25 years of administrative and loan processing expertise from positions in the institutional and private investment management and commercial real estate finance industries. While with The Midland Companies, she held various positions in underwriting and focused on the loan delivery processes to Fannie Mae, Freddie Mac and other secondary market sources. During that time, Chris participated on a team that managed the packaging and delivery of loans totaling $2.3 billion. Chris’ prior employers also include AEGON USA, Inc., MetLife and Ameriprise Financial.

  • Lacey Steele

    Associate Loan Processor

    Ms. Steele is an Associate Loan Processor at CSG. She provides support with the closing of debt and equity transactions involving tax credit investments and multi-family affordable housing.
    She is responsible for the due diligence, borrower communications, committee presentations and processing governmental applications through USDA Section 538 and other lending sources.

    Ms. Steele joined Churchill Stateside Group as an Investment Assistant and quickly proved her value. Her skills allow her to provide dependable support to senior level managers to meet
    required transaction deadlines.

  • Liz Broesler

    Administrative Assistant

    Ms. Broesler is primarily responsible for maintaining the Office Services functions at CSG and providing administrative support to the CEO and several departments. Liz brings extensive expertise in various professional functions and also plays a key role in coordinating conferences and marketing requirements.

    Ms. Broesler draws on a range of organizational and management skills from her background in the Human Resources, Marketing and Architectural platforms. Previously, Liz worked at MMA Financial and gained invaluable experience as an administrative assistant for several departments.
