  • Currently the largest Georgia based distributor.
  • Team formed in June 2004 to create a family of funds for the acquisition and administration of Georgia State Tax Credits and launched its first fund (Stateside Georgia Tax Credit Fund I, LLC) in January 2005.
  • CSG has created private label, institutional, and individual funds; including 32 funds totaling more than $325 million in GA LIHTC for the development of 7,341 affordable housing units in Georgia.

For Developers

CSG works with all types of developers to finance new construction, rehabilitation and mixed-use developments. We provide reliable, flexible underwriting and competitive pricing. Our goal is to help developers maximize lower-tier credit pricing without compromising essential upfront equity and fees. CSG recognizes that each development is unique and has to be structured in a way that works for all parties involved.

CSG has the ability to use a traditional “pari-passu” structure with equity coming in at the same time as the federal investor or a bridged equity structure to maximize lower tier pricing. We know how to create solutions to the challenges of adding a state limited partner. We also provide asset management in order to monitor the strength of the asset. CSG’s team has extensive experience in the various financing structures used today, including 9% and 4% credits mixed with tax exempt bonds, HOPE VI HOME and various types of rental assistance, tax abatements and grants.
